It is legislation to have a valid EPC (Energy Performance Certificate) before a property is marketed to be let or sold in the UK.


However, from the 1st April 2018 no property can be let if the rating falls below an 'E' Rating and home improvements will need to be made to make the property at least an E rating before it can marketed. But from the 1st April 2020, ALL properties currently rented will need to achieve these minimum standard - even current long term tenancies.
